Public Right of Way HAS145 Ridge to Harrow La (Welton Rise.)
Before work commenced on this development site, a Public Right of Way (PROW) HAS 145 ran south from the Ridge opposite Eldridges between hedges to the Welton Rise estate and Harrow Lane. East Sussex..
In August 2023 the footpath closure order has now been extended by another 14 months from 21st August 2023 until October 2024 or even longer.

The current proposal under construction show PROW HAS 145 following the original tree-lined route and will require the footpath to cross three estate roads (see the plans above). The two areas to the west (left) of the red line site of Holmhurst St Mary in July 2023 have approved planning permissions for houses and work has now commenced.

To be fair to this homes development for Optivo at Holmhurst St Mary, the Listed Grade ll* Statue of Queen Anne that is on the Buildings at Risk (BAR) register and the woodland where the Nuns Graveyard is located will be protected, and will also have other areas of open space, retained trees and an area of water.
The layout and design of the homes at the former Mother Agnes Trust land promise to deliver a good development for the environment and those that live there. Probably far better than the homes that will eventually be constructed at Eversfield Rise on the former playing field site originally owned by Hastings Borough Council and now sold to a developer Like who is no longer trading.
At Eversfield Rise all of the 140 homes planned were to be "affordable" with 70 being at an affordable rent with Orbit and another 70 as shared ownership.

With the construction work on the former HBC playing fields renamed Eversfield Rise, now suspended due to unforeseen problems, work has already started on the site near the Post Office, adjacent to 777 The Ridge by Park Lane Group who now have permission to build 71 dwellings when the planning application 23/00016 was approved by the HBC Planning Board on 26 July 2023. The drawing below shows how pedestrian routes within the proposed development might connect with the established public rights of way (PROW) HAS143 and HAS144 & HAS142.
The proximity of the public right of way to the homes that will soon be developed will require all hedges and vegetation to be carefully protected if these rural paths in a town are not to be dominated by the buildings that will soon be erected.
